| How do I know if my roof needs to be replaced?
Roofs need to be replaced every 10 to 25 years during normal wear and tear. However, some conditions call for an early replacement such as building code changes or damage from severe weather. Sometimes a roof will leak if there is some level of improper installation, which may be repairable without a complete roof replacement.
If your home is covered in T-Lock roofing (pictured left) or it was in the path of a severe hail storm, there is a good chance it needs to be replaced. If you notice water damage around your trim boards or chimney, you should call an expert immediately!

| How does an insurance claim work?
If you have home owners insurance and your roof is determined to be damaged, you can file a claim and have your roof replaced at the cost of your deductible.
If you are not sure if your roof needs to be replaced, you should call a contractor first.
They will be able to determine if your roof needs to be replaced. Insurance companies record your inspection requests, and may even "Red Flag" your account if you file too many. It may be harder to file valid claims in the future if the insurance company believes you have been trying to get a free roof replacement. If you are absolutely positive you need a roof replacement (pieces have started falling off into the yard) then call your agent.
Once an inspection request has been filed, an adjuster will make an appointment to assess the damage. They will take compile measurements, take photographs, and use a computer program to determine the dollar amount it should cost to replace your roof. If the claim is granted, you will receive a report within a week or two by mail, and sometimes with a check to handle the down payment with a contractor. The amount is based on a series of information ranging from size, average material costs, average labor costs in your area, and your deductible. Prices in the roofing industry are determined by insurance companies, and should be fairly uniform.

| How much will a new roof cost me?
Insurance companies work closely with roofing contractors to keep prices fair and realistic on a nationwide level. Almost every policy will provide enough money to have your roof replaced by a reputable company, minus your policy deductible. There are special types of roofs and other add ons that can exceed the cost of your deductible, but generally speaking you will always pay the amount your policy determines.

| Can I avoid paying my deductible?
Since roofing prices are set by the insurance companies, prices remain fairly uniform across the industry. If someone offers to give you back your deductible, you should be very cautious! The only way to accomplish this is by lying to the insurance company (insurance fraud) or performing work that does not meet standard building codes.
Since all honest roof companies will still charge you the cost of your deductible, it is important to find a contractor you trust and has a good reputation rather than one that has the cheapest bid. Chances are, if you go with the "cheapest option" you will not get any of the money back and will be getting a sub-standard job. Shop for quality and value, not dollar amounts.

| What should I look for in a good roofing contractor?
While it is impossible to know how satisfied you will be with a company's work until the job is completed, there are several indicators you can use to help you make an educated decision. During the estimate, its important to pay attention to the tiny details. Does the contractor respect your time enough to show up when supposed to? Is the contractor respectful of your family and your property? Were they able to answer your questions quickly? If you can't say yes to any of these, it's probably a good idea to keep looking for someone else. When the contractor is meeting you for the first time, they are on their best behavior. When they are trying to put their best foot forward aren't be on time, respectful of your home, or knowledgeable about their product, why would they be any different when they do the work?
